Emergencies and Maintenance Requests

After Hours Maintenance Emergencies:
An after hours maintenance emergency would include any maintenance problem that poses an emanate threat of bodily harm or the possibility of property damage.
Examples of After Hours Maintenance Emergencies:
- No heat ( below 70 degrees in your unit)
- Any leak with Flooding.
- Main Sewer line back ups, overflowing.
- No Water or Electric service.
- Icy or otherwise hazardous conditions.
Although an inconvenience these are examples of things that are considered urgent but are NOT considered an After Hours Maintenance Emergency:
- Appliances not working including Hot Water Heater.
- A light fixture is out (if it’s a bulb in your unit, it would be your responsibility)
- Garbage disposal
- Clogged Sink drains or toilets not flushing (If you stuck something down there, you will be paying to have it fixed.)
- Noise complaints or Civil Disputes (contact the police department first, and then contact us.)
If you get locked out, you may check out a key during regular office hours (9am-5pm) Monday-Friday. However, if it is after business hours, you are responsible for calling a locksmith. You may wish to store a spare key somewhere in case you are locked out.
Normal Maintenance Requests
Please put all maintenance requests in writing. If you choose not to put your maintenance request in writing, it may delay our response. Emergency maintenance requests are typically handled within hours. Urgent maintenance requests are typically handled within 24 to 72 hours depending on the nature of the problem. Major Holidays or weekends may delay the repair time.
